Fall in Dublin usually brings a change of pace. The busy spring and summer selling season winds down, Bridge Park is packed on Friday nights, and the housing market starts to breathe a little. This year is no exception. Here's what the latest numbers say and what they mean for your plans.

The big picture: Central Ohio is finding its balance

Columbus REALTORS® released its September 2026 report on October 13. It shows a regional market that's cooling off without getting cold:

  • Median sales price: $334,250, up 2.8% from last September
  • Inventory: 6,530 homes for sale, up 12.3%
  • Closed sales: 2,550, down 5.7%, as mortgage rates rose during the month
  • Days on market: 33, up from 30 a year ago
  • Months' supply: 2.6, up from 2.3. That's still well below the 5–6 months usually considered balanced.

One number stood out to me. Sellers received 98.8% of their final list price but only 96.3% of their original list price. In plain English, homes priced right from day one are selling, and homes that start too high are getting price cuts.

Dublin by the numbers

Dublin remains one of the strongest markets in Central Ohio. The exact figures depend on which data source you look at, because each one measures a little differently:

  • Realtor.com (September 2026): Dublin's median sold price was $563,950, up 2.6% year over year. Homes sold at about 100% of asking in a median of 38 days. Active listings fell to 206, down 6.5% from a year ago. The median listing price dropped to $512,450, which suggests more moderately priced homes are coming onto the market.
  • Redfin (three months ending September 2026): The median sale price was $644,693, down 3.8% year over year. Homes sold in about 43 days, compared with 41 last year. 30.6% sold above list price, and 24% had a price drop. Redfin counted 196 sales in September, up from 191 a year ago.

What the sources agree on is the part that matters. Dublin values are holding steady, homes still sell close to asking, and buyers have a bit more time than they did last spring.

It's really a neighborhood-by-neighborhood market

A citywide median hides a lot. Here are some September listing medians from Realtor.com:

  • Muirfield Village: $769,000 median list price, 10 homes for sale
  • Olde Sawmill: $464,950, 11 for sale. It's moving fast, with a median of 26 days on market.
  • Riverside: $414,500, 12 for sale
  • ZIP 43017: $645,000 median list price; ZIP 43016: $427,450

The same Dublin address can mean very different things depending on the street and school, so a personalized look at your home beats any headline number.

What this means for sellers

Demand in Dublin is real, but buyers are pickier and they're comparing. Pricing correctly from day one is the strongest move you can make. It's how my sellers on Applecross Drive and Scotch Woods Drive finished $15,000 over asking. Homes that start high and chase the market down tend to sit. If you're thinking about listing this fall or next spring, now is the time to get a real number.

What this means for buyers

This is the most breathing room Dublin buyers have had in a while. There's more inventory across the region, homes are taking a few more days to sell, and nearly one in four Dublin listings has had a price reduction. That opens the door to negotiating on price, inspection repairs, and seller-paid closing credits. I recently secured more than $18,000 in credits for buyers on Brandbury Place.
